Next Phase Construction, Inc is a General Contractor specializing in multifamily for-rent construction projects throughout the state of California and the western United States. The average project size is between $40M and $100M in dollar volume and is usually over 100 units. Project types currently include anything with Type V or Type III wood framing, including garden style, wraps and podiums.

The Estimator will support the Pre-Construction department in project take offs, estimating, bidding, logistics, contracting and job scheduling as needed. The Estimator is expected to perform duties in accordance with the Company’s Core Values, Business Ethics, Employee Conduct, and Confidentiality policies while maintaining professionalism with owners, consultants, labor representatives, and public agencies. .
1. Develop cost estimates for new projects by working with stakeholders, both internal and external, to gather technical project information and produce associated detail cost estimates and overall budgets (Assist).
2. Communicate clearly and concisely on the status of project cost estimation to all levels.
3. Portray professionalism and expertise with potential clients and existing clients.
4. Work towards becoming an expert in constructability, Value Engineering, various construction types, methods and details.
5. Constantly be a student of the industry to understand what is changing every day, thus making you the expert.
6. Develop scopes of work for subcontractors (Assist).
7. Prepare subcontractor bid reconciliations to determine best proposals for job (Assist).
8. Prepare project for construction through managing logistics, traffic control, pre-job coordination with subs, cities, general conditions, etc, and prepare handoff to project team (Assist).
9. Draft all contract exhibits (Owner Contracts and Subcontractor contracts) (Assist).
10. Coordinate with project managers to execute project buy-out (Assist).
11. Provide reconciliation analysis between projects and estimate revisions (Assist).
12. Build internal and/or leverage third party tools to prepare estimates as well as detailed cost for multiple stages of project development (Assist).
13. Oversee external estimating vendors and potentially internal resources to produce project estimates and budgets (Assist).
14. Assemble back up material as needed & package in an orderly manner for approval, etc. (Assist).
15. Request and track bids (Assist).
16. Comply with company policies and administrative procedures.
17. Expedite review of RFIs, submittals etc. (Assist).
18. Log and track RFIs, PCOs, submittals, correspondence and other project documents. (Assist).
19. Use Bluebeam to read blueprints & understand various stages of drawings & specs, as well as prepare take-offs.
20. Effectively communicate with owners, equity partners, construction managers, etc both written and verbal.
21. Effectively communicate with building staff and officials, contractors, design consultants, and building inspectors both written and verbal.
22. Stay abreast of building codes, zoning regulations, and other legal requirements to ensure compliance during the pre-construction phase.
23. Assisting the Pre-Construction department in miscellaneous tasks as they arise, including job scheduling
Bachelor’s degree or higher in Business, Construction Management, Engineering or Architecture or equivalent job experience.

± $40.00 per hour DOE. Actual placement may vary based upon, but not limited to, relevant skills, experience, time in role, base salary of internal peers, prior performance, and geographic location.
