Job summary

Next Phase Construction, Inc. seeks an Assistant Pre-Construction Manager to support cost estimating, budgeting, and coordination before construction begins.

You will gather data, develop estimates for multifamily projects, and coordinate with owners, consultants, and subs to ensure constructability and timely handoffs. Requirements include 1–2 years of pre-construction experience, strong communication, and proficiency with scheduling tools and Excel/Word.

Qualifications

• 1-2 years or more of proven experience in pre-construction management.
• Proficiency in cost estimating and analysis for multifamily construction projects.
• Ability to review project plans and specifications to create accurate and competitive cost estimates.
• Understanding of construction methods, materials, local building codes, zoning regulations, and other relevant construction-related laws.
• Excellent written and verbal communication skills for effective collaboration with internal teams, clients, subcontractors, and other stakeholders.
• Familiarity with construction management software, project scheduling tools, and other relevant technologies.
• Strong attention to detail to ensure accuracy in cost estimates, project plans, and other pre-construction documents.
• Ability to adapt to changing project requirements, market conditions, and industry trends.
• Ability to work collaboratively in a fast-paced environment.
• Develop & update construction schedule (Assist)
• Develop & Update Master Schedule (Assist)
• Develop spreadsheets using Excel
• Develop professional letters using Word
• Establish an effective filing system

Responsibilities

• Generate ROM (Rough Order of Magnitude) costs for clients based on historical information.
• Develop cost estimates for new projects by working with stakeholders to gather information and produce budgets.
• Communicate status of project cost estimation to all levels.
• Portray professionalism and expertise with potential and existing clients.
• Work towards becoming an expert in constructability and value engineering.
• Coordinate with subs and cities to pre-construction planning.
• Build and maintain a cost database for use in future estimates.
• Assemble back up material for approvals and audits.
