Job summary

Housing Trust Group is seeking a Director of Multifamily Marketing to lead portfolio marketing for HTG Management’s 5,500+ apartment homes across Florida, including LIHTC, HUD, and other affordable programs. The role focuses on strategic campaigns, budget management, and reputation across digital channels to sustain occupancy and NOI.

The Director partners with Leasing, Operations, and Compliance to translate demand into leases, manage vendors, and optimize the resident experience while

Qualifications

• LIHTC and HUD marketing knowledge; fair housing advertising.
• Experience with digital advertising, SEO, ILS optimization, and analytics.
• Experience with multifamily CRM and marketing systems; lead attribution and AI workflows.

Responsibilities

• Develop annual portfolio and community marketing plans with audiences, positioning, calendars, budgets, and measurable goals.
• Own the annual marketing budget; monitor expenses by community and channel and reallocate resources as needed.
• Review occupancy trends and implement corrective marketing plans to maintain 98%+ stabilized occupancy.
• Present a monthly executive dashboard with performance, variances, risks, and actions.
• Evaluate contracts and vendors; negotiate terms and ensure reporting and results.
• Lead marketing for new construction, renovations, and repositioning through stabilization.
• Coordinate preleasing, interest lists, websites, listings, and tours with cross-functional teams.
• Track weekly leasing pace against absorption schedules and adjust campaigns and concessions as needed.
• Establish launch checklists and transition communities to HTG’s marketing platforms and brand standards.
• Maintain brand standards across all channels and collaborate with Corporate Marketing.
