Job summary

American Property Management is seeking a maintenance technician for a 316-unit midrise opening in 2026. The role requires 1+ years in multifamily/hotel maintenance, own basic hand tools, reliable transportation, and English fluency. On-site, 30‑mile residency requirement, Friday–Tuesday 7:00 AM–4:00 PM.

You will handle unit turns, grounds, safety, and inventory tasks. HVAC is a plus; tools provided, competitive benefits, and growth opportunities.

Qualifications

• 1+ years’ experience in multifamily or hotel maintenance in the last 10 years.
• 2+ years’ experience preferred.
• Applicants with trades experience considered.
• Must be well‑versed in unit turn process from start to finish.
• Must have experience tracking and maintaining inventory.
• Must provide your own basic hand tools; power tools provided by company.
• Experience providing great customer service to residents/customers.
• HVAC certification preferred.
• Reliable transportation required.
• High school diploma or GED required.
• Strong attention to detail and organizational abilities.
• Proficient in communication and teamwork.
• Positive, collaborative attitude.
• Fluent in English with strong reading, speaking, and writing skills.

Responsibilities

• Assist in getting units ready for rent.
• Abide by safety requirements at all times.
• Safely use chemicals and equipment daily.
• Maintain grounds, work areas, and dumpsters to preserve curb appeal.
• Paint and clean as needed for timely turnover.
• Mow lawns and clear entryways, walkways, and drives.
• Ensure equipment is serviced for safe operation.
• Be on-call for emergencies or snow removal.
• Adhere to company policies per Operations Manual.
• Clean units as needed.
