Job summary

Qualifications

• High school diploma or equivalent; vocational training preferred.
• Minimum 2 years in multifamily property maintenance or related field.
• Experience in plumbing, electrical, HVAC, painting, and appliance repair.
• Strong leadership and supervisory abilities to manage a maintenance team.
• Excellent communication with residents, employees, managers, and contractors.
• Able to prioritize and manage multiple tasks efficiently.
• Hands-on expertise in general maintenance tasks and equipment.
• Knowledge of safety regulations for property maintenance.
• Familiarity with Yardi and Nexus software preferred.
• Organizational and time-management skills.

Responsibilities

• Maintaining a professional, courteous, knowledgeable attitude with residents and staff.
• Assist residents with problems and requests within authority.
• Ensure curb appeal of building exterior and common areas.
• Supervise maintenance and personnel; set daily goals and provide clear instructions.
• Ensure full-time employees adhere to scheduled hours and policies.
• Discuss performances with the property manager and address disciplinary actions if needed.
• Present improvement ideas and labor needs to regional and facilities managers.
• Complete maintenance requests, track progress, and document work.
• Schedule contractors; oversee work and manage on-call duties.
• Cover building emergency on-call as scheduled.
• Assist in apartment inspections with the property manager.
• Collaborate with contractors prioritizing resident safety and policy compliance.
• Complete other duties as assigned.
• Check and repair fixtures to ensure proper functionality.
• Ensure units are ready within 3-5 days of move-out.
• Other duties as assigned.
