Job summary

Ginkgo Residential LLC seeks a Service Manager to lead maintenance operations across properties. You will oversee preventive, corrective, routine, and cosmetic maintenance, including apartment turns, and ensure safety and resident satisfaction while managing costs and vendors.

The role requires strong leadership, HVAC/EPA/CPO credentials, and experience with property management software. On-site presence and rotating on-call duties are expected, with opportunities for professional growth.

Qualifications

• Minimum of 3 years of maintenance experience in multifamily properties.
• Minimum of 2 years of experience managing at least two direct reports.
• HVAC, EPA, and CPO certifications are required.
• Strong knowledge of building systems including HVAC, plumbing, electrical, and appliances.
• Experience with property management software (e.g., Onesite, Yardi) preferred.
• Excellent leadership, organization, and problem-solving skills.

Responsibilities

• Lead, coach, and develop the service team to align with company values.
• Plan, schedule, and assign daily maintenance tasks to ensure timely completion.
• Oversee all aspects of property maintenance, including requests and turns.
• Ensure resident satisfaction through proactive maintenance and service quality.
• Coordinate third-party vendors and manage bids, quality, and costs.
• Operate within budget and monitor staffing and vendor usage.
