Job summary

Ginkgo Residential is seeking a Service Manager to lead maintenance operations across communities in the Durham area. You will manage the maintenance team, oversee preventative and corrective work, coordinate third-party vendors, and ensure safety and resident satisfaction while operating within budget.

Responsibilities include scheduling tasks, unit turns, inspections, inventory management, and ensuring compliance with safety regulations.

Qualifications

• Minimum 3 years of maintenance experience in multifamily.
• Minimum 2 years of direct reports management.
• HVAC, EPA, and CPO certifications.
• Strong knowledge of building systems (HVAC, plumbing, electrical, appliances).
• Experience with property management software (Onesite, Yardi) preferred.
• Excellent leadership, communication, and problem-solving skills.
• Valid driver's license.
• Ability to work rotating weekends and on-call emergencies.

Responsibilities

• Lead, coach, and develop the service team to reflect company values.
• Plan, schedule, and assign daily maintenance tasks to ensure timely completion.
• Oversee maintenance, service requests, PM, and unit turns.
• Ensure resident satisfaction by putting People First in every interaction.
• Coordinate vendors and manage bids, quality, and cost control.
• Operate within budget and make staffing and vendor decisions.
• Perform regular property and unit inspections for safety and efficiency.
• Maintain inventory, orders, and invoices in PM systems.
• Ensure safety regulations and company policies are followed.
• Participate in on-call rotations and after-hours emergencies.
• Promote sustainable maintenance practices aligned with company values.
• Continuously improve processes and develop team capabilities.
