Job summary

Cortland in Arlington, VA is seeking a Service Manager to lead the maintenance team and safeguard the integrity, safety, and functionality of a multimillion-dollar multifamily community.

You will oversee operations, preventive maintenance programs, staffing, and on-call coverage, while coordinating with vendors to deliver timely, high-quality service that supports resident satisfaction and asset preservation.

Qualifications

• 3–5+ years of maintenance experience across carpentry, plumbing, electrical, and HVAC.
• High school diploma or equivalent; technical training or college coursework preferred.
• Leadership skills: ability to train, mentor, and manage a maintenance team.
• EPA Universal and CPO certifications are required.
• Valid Class E driver's license; knowledge of EPA, OSHA, ADA, and Fair Housing.
• Ability to read and interpret maintenance instructions and manuals.
• Strong customer service and communication skills.
• Ability to work evenings, weekends, and participate in on-call rotations.
• Physical ability to perform maintenance tasks including lifting and climbing.

Responsibilities

• Lead maintenance operations and oversee the team to ensure safety and quality.
• Manage preventive maintenance programs and service requests.
• Schedule, supervise, and inspect work, stepping in for hands-on repairs when needed.
• Oversee budget, vendor coordination, and inventory of parts.
