AIR Communities is seeking an experienced Apartment Maintenance Manager for The Debra Metrowest in Orlando, FL. The role leads a maintenance team to uphold high standards, drive resident satisfaction, and manage operations for the community.

You will oversee preventive maintenance, apartment turns, vendor relationships, and capital improvements while ensuring safety, compliance, and quality across all activities.

Qualifications

• 3+ years of multifamily maintenance, facilities management, building operations, or related property maintenance experience.
• 1+ years of experience leading, coaching, and developing maintenance technicians or service teams.
• Experience with work orders, preventive maintenance programs, apartment turns, vendor relationships, and maintenance operations.

Responsibilities

• Lead, coach, and develop a maintenance team to drive accountability and high performance.
• Improve resident satisfaction through responsive service and quality workmanship.
• Oversee maintenance operations, preventive maintenance, apartment turns, vendor management, and capital improvements.
• Collaborate with community leadership to set priorities that improve asset performance and resident experience.
• Maintain compliance with company policies, safety standards, local regulations, and procedures.
• Manage budgets, inventory, contracts, and resources to maximize efficiency and quality.
• Use technology and metrics to monitor service delivery and team productivity.
