Job summary

Carleton Living in Dallas is seeking an Assistant Service Manager to oversee the maintenance of the assigned property, including HVAC, plumbing and electrical work, carpentry and routine repairs. You will assist the Service Manager and support leasing staff to maintain curb appeal and respond to maintenance requests.

This on-site role requires a high school diploma, EPA Type II HVAC certification, 3 years in multifamily maintenance, a valid driver’s license, and willingness to perform janitorial

Qualifications

• High school diploma or equivalent.
• EPA Type II HVAC Certification (HVAC Certified) preferred.
• 3 years of multifamily maintenance experience with public contact preferred.
• Valid driver's license and current vehicle insurance.
• Ability to use personal vehicle for local travel and duties.

Responsibilities

• Report observed problems in units or on property to the Community Manager.
• Keep grounds, trash areas, hallways, garages and parking lots neat and orderly; patrol daily.
• Assist management with curb appeal and model unit detailing.
• Complete assigned maintenance work orders.
• Maintain and analyze work orders for patterns or long-term concerns.
• Perform regular maintenance of exteriors, interiors and common areas; support painting, gutters, drainage and safety systems.
• Perform HVAC, electrical, plumbing, carpentry and preventative maintenance tasks.
• Assist with turning vacant units within 3 business days; report status to management.
• Change locks on vacant units and manage keys as needed.
• The on-site team must be available for emergency calls on a 7-day rotating basis; pager response within 10 minutes.
