Northmarq is seeking an Investment Sales Analyst for multifamily real estate in Charlotte, NC. The role focuses on underwriting, market analysis, and supporting investment sales engagements with top Producers.

You will work closely with capital markets and marketing teams to develop compelling client materials. The ideal candidate has 1–2 years of CRE financial analysis experience, a Bachelor’s degree in a related field, and strong Excel/ARGUS proficiency.

Qualifications

• Bachelor’s degree required, with preferred coursework in Real Estate, Finance, Accounting.
• 1–2 years of full-time experience in commercial real estate financial analysis and underwriting, with preference for multifamily/investment sales.
• Demonstrated expertise in real estate financial analysis and valuation (income-producing assets) with familiarity of DCF, IRR, NPV, time value of money, and ROE.

Responsabilités

• Lead the financial underwriting and valuation of multifamily assets using Excel with detailed cash flow modeling and scenario evaluation.
• Analyze property-level financial and legal documentation (operating statements, budgets, leases, loan agreements) to support underwriting assumptions.
• Identify value drivers, risks, and value-add opportunities at asset/submarket level and provide insights to brokers and clients.
• Prepare Broker Opinions of Value, offering memoranda, and disposition proposals with Producers and senior leadership.
• Conduct market research on comparable sales, market trends, tenant credit, and financial performance to support pricing and negotiations.
• Gather, track, and maintain critical financial and market data to support deal execution and client presentations.
