Job summary

Irvine Company Apartment Communities in Newport Beach, CA is seeking a Manager, Construction to lead capital repair projects from execution to delivery. The role oversees field operations, budget control, and schedule implementation, ensuring alignment with project documents and internal processes.

The candidate will manage RFIs, submittals, change orders, and weekly budgets, while maintaining strong communication with stakeholders and ensuring safety programs are followed.

Qualifications

• Strong written and verbal communication skills.
• Proficient in Google Suite, Smartsheet, Microsoft Excel, and Microsoft Word.

Responsibilities

• Conduct regular jobsite visits to monitor construction progress.
• Review project schedules, subcontractor issues, and city requirements to ensure on-time delivery.
• Manage the Request For Information (RFI) process.
• Manage the submittals process.
• Review Change Order requests with General Contractors, Project Managers, and Superintendents.
• Review and initial draw requests prior to sign-off by senior managers.
• Review and update project budgets on a weekly basis.
• Monitor the General Contractor’s site safety program; provide weekly updates.
• Closeout: manage warranties, as-builts, and turnover to operations.
• Maintain relationships with team members at all levels.
