Job summary

Alliance Residential is seeking an Asset Manager in Houston to join the Development Asset Management team. You will be responsible for proactively managing the asset through reports, analyses and financing insights to maximize value and performance.

The role involves budgeting, forecasting, occupancy strategy, capital expenditure reviews, and collaboration with property management, development and ownership groups to deliver strong tenant services and investor-ready reporting.

• Experience managing multifamily assets.
• Proficient in budgeting, forecasting, and variance analysis.
• Strong leadership and communication skills.

Responsibilities

• Monitor and analyze performance of multifamily assets, including budgeting, forecasting and variance analysis.
• Develop and implement strategies to optimize occupancy, rental rates, and overall asset value.
• Conduct conference calls between Alliance and ownership group as necessary but no less than quarterly.
• Prepare and present detailed asset reports to senior management and investors, highlighting performance metrics and strategic recommendations.
• Provide detailed annual budget for Alliance and ownership group on annual basis and provide forecasting quarterly.
• Analyze and approve all capital expenditures.
• Review and approve reserve draw requests, depository accounts, operations accounts, daily operation accounts of assets, third-party contracts to maintain assets, etc.
• Oversee property management teams to ensure efficient operations and delivery of excellent tenant services.
• Review and approve operating expenses, capital expenditures and vendor contracts.
• Collaborate with development and construction teams as needed on property transactions, including due diligence efforts.
