The role balances strategic oversight with daily operations, including budgeting, marketing, and staff development.

Qualifications

• 3–5+ years of multifamily property management experience.
• Proven track record of improving occupancy and financial performance.
• Experience managing teams and developing Property Managers.
• Familiarity with property management software (Yardi, AppFolio)

Responsibilities

• Drive performance across all assigned assets with a focus on occupancy, NOI growth, and expense control.
• Monitor leasing and operational KPIs: occupancy, prospect-to-tour, tour-to-application, application-to-move-in, lead cost per lease.
• Identify underperformance and implement action plans with clear milestones.
• Supervise, coach, and develop Property Managers and site teams.
• Set expectations and hold teams accountable to leasing, financial, and operational goals.
• Conduct regular property walks and audits; train on leasing fundamentals and closing techniques.
• Lead management and follow-up discipline; support leasing during low performance periods.
• Oversee budgets, forecasts, and financial performance; review monthly variances with PMs.
• Drive resident retention through renewal strategies and service standards.
• Maintain curb appeal and asset condition; ensure compliance with SOPs and brand standards.
• Collaborate on pricing strategy, concessions, and unit readiness; align with leadership.
• Monitor marketing channels, including digital campaigns, for lead quality and response times.
• Travel locally between properties as needed.
