Job summary

Quinn Residences in Raleigh, NC seeks a Multi-Site Community Manager/Portfolio Manager to oversee operational and financial performance, resident satisfaction, staff supervision, and vendor coordination for an assigned residential community.

This full-time, in-person role reports to the Regional Operations Manager and requires hands-on leadership to drive leasing, budgeting, maintenance, safety, and process improvements, with occasional travel.

Qualifications

• General knowledge of all aspects of Property Management
• At least 4 years of property management experience as a community manager
• Ability to learn and use various computer software programs including Yardi, Microsoft Outlook, Blue Moon, credit screening software, revenue management system, Excel and Word

Responsibilities

• Responsible for all on‑site operations of the assigned community
• Meeting or exceeding the annual budget regarding NOI
• Providing leadership, hiring, training, evaluating, and supervising all on site associates
• All on‑site operations functions
• Promoting and upholding all company policies
• Develop yearly operating budgets/forecasts and sales/marketing plans
• Establish and implement leasing goals, while managing leasing programs
• Analyze operational information for NOI impact and trends
• Monitor rent collections and file evictions on non-paying residents
• Show, lease, and move in prospective residents
• Implement programs for resident retention and service requests
• Maintain product knowledge of community and markets
• Direct sales/marketing to maximize income and occupancy
• Ensure vacancies are market ready and showable
• Design preventative maintenance programs
• Complete incident reports and ensure safety programs
• Negotiate service contracts and oversee capital projects
• Maintain strong resident, coworker, and vendor relations
• Light travel may be required
