Job summary

WinnCompanies is seeking a Rotating Property Manager to support multiple affordable housing properties in the Hartford, CT area. You will work with an existing property manager or cover vacancies, managing operations across sites within a region and ensuring financial objectives are met.

The role requires LIHTC/HUD experience, strong leadership, and attention to regulatory standards. Typical hours are 8:00 AM–5:00 PM, Monday–Friday, with travel within Connecticut as needed.

Qualifications

• 1-3 years of relevant work experience.
• 1-3 years of supervisory/managerial experience.
• Experience with LIHTC, HUD and PBS8 programs.

Responsibilities

• Collaborate with senior management to establish rent levels.
• Review rent schedules and manage increases/renewals.
• Lead the property team to maintain occupancy and budgetary targets.
• Oversee move-ins/outs, renewals, and tenant files with accuracy.
• Ensure compliance with state and federal program regulations.
