Qualifications

• Experience supervising maintenance technicians, contractors, and service providers.
• Strong working knowledge of HVAC, plumbing, electrical, mechanical, and general building systems.
• Hands-on experience diagnosing maintenance problems and coordinating repairs.
• Proven ability to create and manage preventive maintenance programs.
• Excellent project management skills with the ability to oversee multiple repair and improvement projects.
• Ability to manage schedules, budgets, vendors, materials, and competing priorities.
• Proficiency with Microsoft Office (Word, Excel, Outlook).
• Experience with CINC or similar property management systems preferred.
• Strong organizational, documentation, and problem-solving skills.
• Excellent leadership and accountability for team members.
• Strong written and verbal communication with residents and stakeholders.
• Valid driver's license and ability to travel between properties as needed.

Responsibilities

• Lead, supervise, and support maintenance technicians serving a portfolio of properties.
• Coordinate inspection, maintenance, and repair of building systems.
• Develop and implement maintenance procedures and repair plans.
• Create and manage preventive maintenance schedules.
• Review, prioritize, assign, and monitor work orders.
• Troubleshoot issues and coordinate repairs.
• Oversee repair, renovation, and improvement projects from planning to completion.
• Manage project schedules, budgets, contractors, materials, and internal resources.
• Coordinate third-party contractors and service providers.
• Inspect completed work for quality, safety, and compliance.
• Maintain records of inspections, maintenance, and vendor services.
• use CINC or similar systems to document work and track activity.
• Monitor technician performance and drive improvements in quality and efficiency.
• Oversee company vehicle and fleet maintenance.
• Communicate professionally with residents, managers, boards, technicians, vendors, and contractors.
• Respond to urgent maintenance situations and coordinate emergency repairs.
• Promote safety, accountability, customer service, and continuous improvement.
