Job summary

Folio Association Management is seeking a skilled Maintenance Technician to service multiple residential properties in the Miami area. You will perform routine upkeep, basic repairs, and unit turnovers to ensure property standards across the portfolio.

Responsibilities include preventative maintenance, emergency response, and coordinating with property managers. A valid driver's license and relevant EPA HVAC certification are preferred for this role.

Qualifications

• 1–3+ years of hands-on experience in general building maintenance, multi-family residential property management, or related trade.
• Working knowledge of basic electrical, plumbing, carpentry, and mechanical systems.
• HVAC or EPA certifications are frequently preferred or required.

Responsibilities

• Multi-Site Support: Deploys across properties within a portfolio to perform routine upkeep or fill in during staff leaves.
• General Maintenance & Repairs: Diagnoses and repairs plumbing, electrical, carpentry, and drywall issues.
• HVAC & Appliance Servicing: Performs basic preventative maintenance and filter replacements on HVAC units and appliances.
• Make-Ready / Unit Turnovers: Prepares vacant apartments for new occupants with painting and repairs.
• Preventative Maintenance: Conducts property inspections and safety checks to minimize downtime.
• Emergency Response: Responds to urgent property issues and on-call rotations.
