Job summary

Flaherty & Collins Properties is seeking a multi-site Maintenance Supervisor in Indianapolis at Lockerbie Lofts. This full-time role leads a team of maintenance technicians, grounds, and housekeepers across locations and travels to onsite at other Indianapolis-based properties.

The position requires EPA and CPO certifications within three months, plus strong HVAC, plumbing, electrical, and carpentry skills and proven supervisory experience.

Qualifications

• EPA certification required or able to receive within three months of hire date.
• CPO certification required or able to receive within three months of hire date.
• Certified Apartment Maintenance Technician (CAMT) is an advantage.
• 5+ years of proven maintenance operations experience, preferably in multifamily housing.
• HVAC, plumbing, electrical, carpentry, and general building systems expertise.
• Strong organizational skills; proactive and able to manage multiple priorities.
• Excellent communication and customer service skills.
• Prior supervisory or leadership experience is highly desirable.

Responsibilities

• Provide leadership, training, and daily direction to multiple locations.
• Ensure a preventative maintenance plan with schedules, inspections, and repairs.
• Conduct regular property inspections for safety and issues.
• Coordinate and prioritize maintenance requests from residents.
• Assign tasks and ensure timely completion of service requests.
• Prepare apartment homes for upcoming new residents.
• Maintain records of maintenance activities and expenses.
• Oversee relationships with vendors, obtain bids, negotiate contracts, and monitor quality.
• Interact with residents professionally and address concerns.
• Foster positive relationships with residents to boost satisfaction and retention.
• Monitor maintenance and capital budgets; control expenses.
• Ensure compliance with health and safety regulations.
• Physical tasks are required and other duties as assigned.
