Job summary

Alcova Mortgage in Roanoke, VA is seeking a Disclosure Specialist to verify mortgage disclosure packages meet TRID, RESPA, ECOA and investor requirements. You review loan files for accuracy, monitor the disclosure desk queue, and prepare and deliver disclosures to borrowers.

Under the supervision of the Disclosure Desk Manager, you will collaborate with Loan Officers and processors, ensure timely disclosures within regulatory timeframes, and contribute to a quality customer service standard.

Qualifications

• High school diploma or equivalent is required.
• Minimum of 1 year of experience in the mortgage field is required.
• Knowledge of Encompass software is strongly preferred.
• Fundamental understanding of RESPA software and regulatory requirements.
• Strong compliance with federal/state fair lending rules and BSA/AML guidelines.

Responsibilities

• Prepare and deliver initial and revised loan disclosures per regulations and investor requirements.
• Review loan information for accuracy and identify discrepancies prior to disclosure.
• Monitor disclosure timelines to ensure timely delivery within regulatory windows.
• Process Changes of Circumstance and other disclosure updates accurately.
• Communicate with Loan Officers, Processors, Closers, and internal teams about disclosure needs.
• Provide guidance to branches on disclosure-related questions and requirements.
• Maintain knowledge of TRID, RESPA, ECOA, and other disclosure requirements.
• Support process improvements and contribute to a collaborative team environment.
• Ensure timely handling of queue and emails to meet SLAs.
