Job summary

Socket.dev in Roanoke, VA is seeking a Disclosure Specialist to verify mortgage disclosure packages for regulatory and investor compliance. Under supervision, you’ll review files, prepare and deliver disclosures, and coordinate with loan officers and processors to ensure accuracy and timely delivery.

This role requires at least 1 year in mortgage operations, strong communication skills, and familiarity with Encompass. Hybrid work option offered with a structured, supportive team environment.

Qualifications

• High school diploma or equivalent is required.
• Minimum of 1 year mortgage field experience is required.
• Knowledge of Encompass software strongly preferred.
• Fundamental understanding of RESPA software.
• Knowledge of federal and state fair lending requirements.

Responsibilities

• Prepare and deliver initial and revised loan disclosures in accordance with regulatory, investor, and Company requirements
• Review loan information for accuracy and identify discrepancies or missing information prior to disclosure
• Monitor disclosure timelines and ensure required disclosures are delivered within applicable regulatory timeframes
• Process Changes of Circumstance and other disclosure updates accurately and timely
• Communicate effectively with Loan Officers, Processors, Closers, and other internal teams regarding disclosure requirements and loan changes
• Provide guidance and support to branches on disclosure-related questions and requirements.
• Review disclosures for accuracy, compliance, and completeness
• Assist with resolving disclosure issues and escalating complex or time-sensitive matters when needed
• Maintain a strong working knowledge of TRID, RESPA, ECOA, and other applicable mortgage disclosure requirements
• Support process improvements and contribute to a positive, collaborative team environment
• Monitor the Disclosure Desk work queue and email inbox throughout the day to ensure timely support for all team members and adherence to established service level agreements (SLAs)
• Addition duties as assigned, given adequate guidance and resources
