Job summary

Aoka is seeking an experienced Monthly Construction Inspector to independently monitor and document construction progress on HUD-insured multifamily housing projects in Houston, TX. This role is an independent contractor/part-time position, with about 3 hours per inspection and roughly one inspection per month.

You will perform monthly site inspections, review documentation, verify progress, and prepare objective reports for HUD, the owner, and lender.

Qualifications

Minimum 4 years of multifamily inspection experience.
Experience with site inspections, progress monitoring, and project documentation.
Familiar with NSPIRE/HUD/REAC inspections.
Ability to document findings and prepare reports for HUD/owner/lender.

Responsibilities

Attend on-site monthly OAC meeting.
Coordinate with superintendent, general contractor, architect, owner reps, and stakeholders.
Conduct monthly site walkthrough and evaluate progress against schedule and Schedule of Values.
Review monthly draw requests, progress reports, costs, pay apps, and supporting docs.
Monitor progress and identify schedule delays or risks.
If 10%+ behind, document cause and assist recovery planning for HUD.
Conduct Davis-Bacon wage interviews and document findings when required.
Capture and caption progress photos clearly.
Maintain records in VertexPlans and participate in training.
