Aoka is seeking a licensed Architect to serve as the independent monthly construction inspector for a HUD-insured multifamily project in Lubbock, Texas.

As the owner's and lender's objective representative, you will observe, document, and report construction progress, attend on-site OAC meetings, and ensure HUD oversight through detailed monthly reports and records management in VertexPlans.

Qualifications

• Active architectural license in Texas (or NCARB with reciprocal Texas license).
• Experience on multifamily construction projects; identify projects, your role, and unit count.
• Travel to the project site monthly.
• Safety: walk active construction sites with PPE.
• HUD-insured or HUD-assisted multifamily project experience preferred.
• Davis-Bacon wage interview experience preferred.

Responsabilités

• Attend the monthly Owner-Architect-Contractor (OAC) meeting on-site.
• Coordinate with the superintendent, general contractor, architect of record, owner representatives, and other project stakeholders.
• Perform a comprehensive monthly walkthrough of the construction site to evaluate progress against the schedule and Schedule of Values.
• Review monthly draw requests, construction progress reports, project costs, and supporting documentation.
• Identify schedule delays and document causes; develop recovery plan for HUD if behind schedule.
• Document Davis-Bacon prevailing wage interviews and worker classifications.
• Capture comprehensive progress photographs with clear captions and organization.
• Maintain and update project records within VertexPlans and other reporting tools.
• Prepare monthly reports summarizing overall site conditions, milestones, percentage of completion, schedule compliance, and observations/risks.
• Maintain professional independence as the owner, lender, and HUD representative.
