Independent HUD Construction Inspector (Architect)

Job summary

Aoka is seeking a licensed Architect to serve as the independent monthly construction inspector for a HUD-insured multifamily project in Bentonville, AR. You will observe, document, and report construction progress as the owner’s and lender’s objective representative without directing contractor means or performing code enforcement.

You will conduct monthly site walkthroughs, verify schedules, review draw requests and costs, and produce clear HUD-ready reports.

Qualifications

• Active Architectural Registration in the State of Texas or NCARB Certification
• Experience on multifamily construction projects
• Knowledge of construction schedules and pay applications
• Willingness to travel monthly

Responsibilities

• Attend the monthly Owner-Architect-Contractor (OAC) meeting on-site
• Coordinate with superintendent, general contractor, architect of record, owner representatives and other stakeholders
• Perform a comprehensive monthly walkthrough to evaluate progress vs schedule
• Review monthly draw requests, progress reports, project costs and supporting documentation
• Identify schedule delays and develop recovery plans for HUD
• Conduct Davis-Bacon wage interviews and document findings
• Capture and organize progress photographs with clear captions
• Maintain and update project records within VertexPlans
• Prepare monthly objective reports on site conditions, milestones, completion %, schedule compliance, observations and risks
• Maintain independence as the owner, lender and HUD's objective representative
