Aoka LLC is seeking a licensed Architect to serve as the independent monthly construction inspector for a HUD-insured multifamily project in Bentonville, AR. You will act as the owner's and lender's objective representative, observing, documenting, and reporting progress without directing means or enforcing code.

Responsibilities include attending OAC meetings, coordinating with stakeholders, monthly site walkthroughs, reviewing draws, and maintaining records in VertexPlans.

Qualifications

• Experience on multifamily construction projects is required.
• Active architectural registration in the state of Texas or NCARB certification with reciprocal Texas registration.
• Willingness and ability to travel to the project site once per month.
• Experience with HUD-insured or HUD-assisted multifamily projects is preferred.

Responsabilités

• Attend monthly Owner-Architect-Contractor meetings on-site.
• Coordinate with project stakeholders including superintendent and general contractor.
• Conduct a comprehensive monthly walkthrough to evaluate progress against the schedule and values.
• Review monthly draw requests, progress reports, costs, and supporting docs.
• Identify delays and develop recovery plans for HUD if behind schedule.
• Conduct Davis-Bacon wage interviews and document findings.
• Capture and organize progress photos with clear captions.
• Maintain and update project records in VertexPlans.
• Prepare objective monthly reports on site conditions, milestones, completion, schedule compliance, and risks.
