Job summary

Aoka seeks an experienced Monthly Construction Inspector to monitor and document progress on HUD-insured multifamily projects. This on-site role requires about 3 hours per inspection and is ideal for professionals seeking extra income alongside their primary career.

You will review documentation, verify progress, and prepare objective HUD reports. It remains an observation/reporting role, not a supervision or code-enforcement position.

Qualifications

• Minimum 4 years of multifamily inspection experience.
• Experience with site inspections, progress monitoring, and project documentation.
• Provide relevant project details for HUD/SF330 approval.

Responsibilities

• Attend monthly Owner-Architect-Contractor (OAC) meeting on-site.
• Coordinate with superintendent, GC, architect of record, owner reps, and other stakeholders.
• Conduct a comprehensive monthly site walkthrough to evaluate progress against schedule and Schedule of Values.
• Review monthly draw requests, progress reports, project costs, pay apps, and supporting documentation.
• Monitor progress and identify potential delays or significant risks.
• When falls 10%+ behind schedule, document cause and assist in recovery planning for HUD.
• Conduct Davis-Bacon wage interviews and document findings when required.
• Capture progress photos with clear documentation and captions.
• Maintain records in VertexPlans; training provided with additional compensation.
• Prepare objective monthly reports covering site conditions, milestones, completion %, schedule compliance, observations, and risks.
• Maintain independence and objectivity with owner, lender, contractor, architect, and HUD.
