Job summary

AWI Management Corp. is seeking a skilled Maintenance Technician for a 90-unit apartment community in West Sacramento, CA. The role focuses on keeping the property safe, clean, and welcoming for residents while handling routine repairs and upkeep.

Experience with general maintenance and landscaping is preferred; HUD/LIHTC/RD housing program exposure is a plus. This full-time position offers opportunities to work with a mission-driven team and collaborate with a Property Manager.

Qualifications

• Experience with subsidized housing programs (HUD, LIHTC, or RD) is helpful.
• General building maintenance skills including plumbing, electrical, carpentry, and painting.
• Strong communication and interpersonal skills.

Responsibilities

• Complete maintenance requests and work orders in a timely manner.
• Perform general maintenance tasks including painting, cleaning, plumbing, electrical, and carpentry repairs.
• Assist with preventative maintenance to ensure building systems remain in good working condition.
• Maintain the grounds and landscaping to support strong curb appeal.
• Assist with annual apartment inspections and identify maintenance needs.
• Work with the Property Manager to coordinate vendors and order supplies.
• Maintain positive relationships with residents, vendors, and staff.
• Report lease or house rule violations when observed.
• Respond appropriately to emergency maintenance situations.
• Follow company policies and procedures.
