Position Overview
Our client is seeking an experienced MEP Project Manager to oversee the mechanical, electrical and plumbing delivery of large-scale, ground-up residential developments.
The successful candidate will have a proven track record of managing MEP systems throughout the full construction lifecycle, ideally gained directly with a real estate developer or a recognised large-scale general contractor.
This position requires someone who can coordinate consultants, contractors and internal project teams while maintaining the highest standards of quality, programme control and technical delivery.
Key Responsibilities
- Manage the MEP delivery of large-scale, ground-up residential developments from design through construction, commissioning and handover.
- Review mechanical, electrical and plumbing designs to identify technical, coordination and constructability issues.
- Coordinate architects, engineers, consultants, general contractors, subcontractors and internal development teams.
- Ensure MEP systems are delivered in line with approved designs, project specifications, budgets and construction schedules.
- Lead MEP coordination meetings and maintain clear communication between all project stakeholders.
- Review drawings, specifications, submittals, shop drawings, RFIs and change orders.
- Monitor site progress and resolve technical or installation issues that could affect quality, cost or programme.
- Oversee testing, commissioning, inspections and final handover of all MEP systems.
- Support value engineering while protecting the design intent, operational performance and quality of the development.
- Track MEP costs, procurement schedules, risks and key project milestones.
- Ensure compliance with building codes, safety requirements and applicable technical standards.
- Provide clear project updates to senior leadership and escalation material risks where required.
Candidate Requirements
- Strong ground-up construction experience is essential.
- Experience working directly for a real estate developer or recognised large general contractor.
- Demonstrable track record of successfully delivering complex residential projects.
- Strong technical understanding of mechanical, electrical, plumbing and life-safety systems.
- Experience coordinating multiple consultants, contractors and specialist subcontractors.
- Strong understanding of design coordination, constructability, commissioning and project handover.
- Ability to identify and resolve technical issues before they affect programme or cost.
- Strong stakeholder-management and communication skills.
- High attention to detail with a quality-led approach.
- Ability to operate effectively within a fast-paced and demanding development environment.
Preferred Background
- Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Construction Management or a related discipline.
- Experience delivering high-rise, multifamily, luxury residential or master-planned residential developments.
- Familiarity with relevant construction-management and project-documentation platforms.
- Professional engineering or project-management accreditation would be advantageous.
