Job summary

Washtenaw Community College seeks a Mechanical Systems Senior Controls Technician to manage HVAC control systems and building automation across campus. You will install, program, diagnose, and maintain BAS components including BACnet, Desigo CC, and Niagara platforms.

The role requires extensive HVAC/BD software experience, collaboration with design and construction teams, and a focus on energy efficiency and reliability in a unionized environment. Salary reflects experience.

Qualifications

  • Minimum 60 HVAC credits with programming knowledge.
  • Ten years of experience writing/building automation software.
  • Ability to read schematics and wiring diagrams of HVAC systems and controls.
  • Confined space certification or ability to obtain within six months of hire.

Responsibilities

  • Install, diagnose, maintain, calibrate and repair BAS and HVAC controls.
  • Design and install BAS databases, programming and graphics per requirements.
  • Coordinate with project teams to ensure compatibility with operations.

Essential Duties include:
  • Install, diagnose, maintain, calibrate and repair electronic and pneumatic control devices used to control HVAC systems, campus lighting control systems and equipment including but not limited to BACnet devices, LON , Tridium / Niagara controllers, actuators, receiver controllers, relay switches, freeze-stats, pneumatic/electric switches, control cabinets, thermostats, and sensors.
  • Design, build, and install complete Building Automation System ( BAS ) databases, programming and graphics design per owner requirements and the intended sequence of operations
  • Coordinate with and provide perspective to project design and construction teams to ensure installed and modified systems are compatible with current and future operational practices at the College.
  • Facilitate BAS system commissioning and recommend long term solutions for systems operability and reliability to Mechanical and Electrical Systems Manager.
  • Utilize a computer workstation or portable terminal to command points, evaluate programs, backup, and update changes to the software programs
  • Operate and maintain BAS systems graphics; monitor and interpret information and make necessary adjustments to provide target environmental conditions.
  • Interpret, modify, and write software programs to control HVAC systems, campus lighting systems, and remote card reader access systems
  • Devise the collection parameters and use trending data for analytical interpretations of system performance for energy cost reduction. Improve performance through corrective actions in system hardware and software configurations and settings.
  • Perform a lead role in training other craftsmen on the use and maintenance of installed systems and software updates and recommend training requirements to supervision.
  • Inspect control systems, perform preventive maintenance, analyze the efficacy of preventative maintenance actions, and diagnose emergency repairs.
  • Inspect and maintain cleanliness of air distribution systems, (i.e. fan terminal units, VAV units, supply and return registers).
  • Install low voltage control wiring from field control panels to end devices on BAS network and equipment.
  • Assist with ongoing preventative maintenance program of all heating, ventilation and air-conditioning equipment.
  • Perform preventative maintenance activities on Direct Digital Control ( DOC ) systems, campus lighting systems and pneumatic control equipment.
  • Responsible for the proper control of all HVAC equipment.
  • Operate and maintain air handling equipment and related components, (i.e. filters, motors, coils, dampers etc.)
  • Read and interpret meters and gauges. Read and interpret blueprints, schematics, and diagrams related to HVAC control systems.
  • Maintain cleanliness of work and storage areas, mechanical rooms and tools used in the performance of job duties.
  • Utilize computer service maintenance software program to document services provided on campus systems, equipment and customer service calls.
  • Utilize artificial intelligence (AI)-enabled tools and software, to support job-related functions and improve efficiency, accuracy, communication, documentation, planning, training, troubleshooting, reporting, work management, and other operational responsibilities, while maintaining confidentiality and compliance with institutional policies, procedures, and applicable regulations.
  • Regular attendance on campus is required for this position.

Minimum Qualifications:

Minimum Required Knowledge, Skills and Abilities:
  • Minimum of sixty 60 credit hours in HVAC coursework including relevant programming language; HVAC certificate plus programming instruction; or equivalent education in HVAC including software programming. Associate degree in HVAC control system programming or Mechanical Engineering preferred.
  • Ten years of continuous documented successful of experience writing and modifying building automation software control code languages. Siemens ( PPCL ), Desigo CC front end platform and/or Honeywell are preferred.
  • Ten (10) years of documented continuous successful work experience installing, repairing, maintaining and programming electronic and pneumatic temperature control devices.
  • Knowledge and experience in the operation, maintenance and troubleshooting of HVAC equipment and DDC devices.
  • Confined space certification, or ability to obtain and maintain certification within six months of hire
  • Ability to read, write and interpret written instructions. Skills evaluation may be required as part of interview.
  • Ability to read and interpret construction documents, schematic drawings, and diagrams of HVAC systems and controls.
  • Ability to read and interpret meters and gauges.
  • Ability to troubleshoot, repair, calibrate and replace electronic and pneumatic controls and associated devices.
  • Ability to walk upstairs, climb a ladder to a height of 15 feet, work on personnel platform lift, and lift 60 pounds to a height of at least three (3) feet above floor level.
  • Ability to use a computer and knowledge of spreadsheets, databases, email and word processing application software.
  • Ability to travel from building to building and from floor to floor in multiple level buildings as well as work in confined, concealed, hot, cold and noisy environments
  • Ability to accept temporary shift changes with minimum notice
  • Must be able to work in conditions that include dust, mold and a wide variety of chemicals
  • Comply with standardized work instructions and personal protection equipment ( PPE ) requirements,
  • Self-motivated and capable of working independently and as a member of a team.

  • May be required to operate a vehicle for approved College business.
