Job summary

CBRE seeks a Data Center Mechanical Project Manager to lead MEP construction on new build data centers onsite in Cedar Rapids, IA, with relocation assistance for the right candidate.

You will manage the Master Project Timeline, coordinate design and constructability reviews, and ensure budget and schedule adherence across all project phases. Strong knowledge of MEP construction management and capital project oversight is essential.

Qualifications

  • Bachelor's degree (BA/BS) from a four-year college or university.
  • 3-5 years of related project experience; or 10+ years of related Mechanical experience without a degree.
  • Technical Project Management or Coordination experience in Mission Critical or Industrial facilities.

Responsibilities

  • Create and manage the Master Project Timeline based on the Critical Path and key milestones.
  • Review and assist in the technical implementation of mechanical systems (airside & waterside) for hyperscale data centers.
  • Support pre-qualification, bid solicitation, bid analysis and recommendations.
  • Coordinate design team activities and constructability reviews.
  • Provide and gather cost estimates with subs/vendors for scope gaps/changes.
  • Review cash flow projections monthly or quarterly as required.
  • Manage cost/change control, including change orders, negotiations and delay analysis at program level.
  • Coordinate value engineering and budget tracking.
  • Ensure tracking of all project documents (submittals, RFIs, COs, invoices, lien releases).
  • Coordinate owner-direct vendors with supply chain and consultants.

What You’ll Do
  • Work with Contractor(s) / A&Edesign team to create and establish the Master Project Timeline, based on theCritical Path and key achievements
  • Review and assist technicalimplementation of mechanical systems (both airside & waterside) forhyperscale data centers including campus planning, general layout/arrangements,CFD & noise modeling, climate data evaluations, hydraulic analyses, pipesizing, bin hour analyses, etc.Assist in ordering, writing Scopes of Work,Partnering with internal/external vendors, assist is scope development, andcontractor selection.
  • Support Contractorpre-qualification, bid solicitation, bid analysis and recommendations
  • Coordinate Design Team activities
  • Coordinate Constructability reviewof the project documents.
  • Provide / gather cost estimatesworking with subs and other vendors for scope gaps/changes
  • Review Cash flow projections on amonthly or quarterly basis as required
  • Manage Cost / Change Control,including change order review, negotiation, & recommendations, delayanalysis - At program level
  • Coordinate Value Engineering
  • Ensure Budget Management andTracking
  • Ensure tracking of all key projectdocuments, including submittals, RFI’s, change orders, invoices and payments,lien releases, etc is being enforced
  • Coordination and management of allOwner-direct vendors working with supply chain and consultants
  • Periodic confirmation of safeconstruction practices by GC and vendors
  • Initiate close out process priorto project completion, typically two to three months in advance with DocumentControl team, setting timelines and responsibilities
  • Establish close out documentationrequirements. Ensure receipt of all close out documents until completion,including warranties, as-builds, O&M manuals, etc.
  • Ensure punch list, completion andfinal completion process through onsite Construction management team.

  • Ability to operate standard officesuite of applications, have some knowledge of BIM or ACC and P6 and assist incost and issue management.
