Job summary

Holmberg Mechanical, a premier Washington mechanical contractor, seeks a Mechanical Estimator to develop HVAC, plumbing, and piping estimates from conceptual budgeting through final bid. We're growing - and we're looking for a Mechanical Estimator who can turn project information into accurate, competitive estimates while partnering with our estimating, sales, engineering, and operations teams.

What You'll Do

As our Mechanical Estimator, you'll independently develop HVAC, plumbing, and piping estimates from early conceptual budgeting through final bid.

You’ll manage assigned estimates, support large and complex pursuits, and translate drawings, specifications, historical cost data, vendor input, and project risk into clear pricing and proposal strategy.

Responsibilities

• Review plans, specifications, addenda, schedules, and bid documents to define scope, exclusions, risks, and deliverables.
• Perform detailed HVAC, plumbing, and piping takeoffs and prepare labor, material, equipment, subcontractor, and indirect-cost estimates using QuoteSoft.
• Develop conceptual and schematic budgets when design information is limited using historical project data, unit costs, productivity factors, and sound estimating judgment.
• Prepare estimate summaries, bid tabs, alternates, clarifications, qualifications, and scope narratives for complete and professional proposals.
• Conduct pre-bid site visits and document existing conditions, logistics, access constraints, and other cost or schedule impacts.
• Solicit, level, and evaluate vendor and subcontractor quotations for scope completeness, compliance, pricing, lead times, and commercial risk.
• Identify scope gaps, constructability concerns, escalation exposure, procurement constraints, and schedule risks; recommend qualifications or allowances to protect the company.
• Collaborate with the Estimating Department Manager, account executives, engineering, BIM/VDC, project management, field leadership, vendors, and subcontractors throughout the preconstruction process.
• Participate in estimate reviews and support bid strategy, markups, proposal development, value engineering, and final pricing.
• Prepare and participate in organized project handoffs, clearly communicating assumptions, pricing basis, risks, vendor coverage, and scope commitments.
• Maintain QuoteSoft assemblies, labor factors, material pricing, vendor information, and historical cost data while incorporating lessons learned into future estimates.

Required Qualifications

• Five or more years of relevant mechanical construction experience, including hands-on estimating responsibility for commercial HVAC, plumbing, and/or piping scopes.
• Demonstrated ability to independently produce complete estimates from drawings, specifications, and limited design information.
• Strong knowledge of mechanical systems, materials, equipment, installation methods, labor productivity, construction sequencing, and applicable codes.
• Ability to read and interpret technical drawings, specifications, addenda, schedules, and contract documents.
• Proficiency with QuoteSoft or comparable digital takeoff/estimating software and strong Microsoft Excel skills, including formulas.
• Strong analytical judgment, attention to detail, organization, communication skills, and ability to manage multiple bid deadlines.
• Design-Build, Design-Assist, conceptual estimating, negotiated work, and large or complex commercial projects.
• Revit, BIM/VDC workflows, or model-based takeoff.
• Leading major estimates or coordinating bid teams.
• Developing budgets from limited design information.
• Mechanical estimating database maintenance and cost-history analysis.
• Bachelor's degree in construction management, engineering, or a related field, or an equivalent combination of education and industry experience.
