Job summary

Responsibilities

• Generate tenant leads through brokers, prospecting, visits, networking, and marketing activities.
• Show vacant space to prospective tenants and answer questions on costs, improvements, and availability.
• Maintain relationships with listing brokers to market and lease space.
• Prepare proposals within budget and present to tenants; revise as needed.

General Summary

Responsible for generating new tenant leads through brokers, prospecting, informational visits, civic and professional networking, electronic communications, and other business development activities. Shows vacant space to prospective tenants, responds to inquiries, and promotes the advantages and features of available space. Prepares and presents proposals and participates in lease negotiations to secure new tenants and renew existing tenants.

Essential Job Functions

• Generates new tenant leads through brokers, prospecting, informational visits, civic and professional networking, electronic communications, and other business development activities.
• Shows vacant space to prospective tenants and responds to questions regarding costs, improvements, availability, and other property-related matters.
• Develops and maintains relationships with listing brokers and tenant representative brokers to successfully market and lease available space.
• Prepares proposals within established budget parameters and presentations for prospective tenants. Presents proposals, solicits feedback, and revises proposals as appropriate.
• Prepares and maintains reports of leasing activities, property showings, leases secured, and other relevant activity.
• Prepares and submits property and availability information to appropriate listing platforms and other marketing channels to promote vacant space to brokers and other real estate professionals.
• Prepares and distributes electronic communications, marketing materials, and property information to prospective tenants and brokers.
• Maintains knowledge of market conditions, competition, and current trends and developments in the industry through appropriate publications, professional organizations, seminars, conferences, and other resources.
• Creates and implements property-level marketing and leasing plans under the direction of the Market Leader.
• Must have and maintain a valid driver’s license in good standing.
• Performs other duties, some of which may be essential to the job.

Knowledge, Skills, and Abilities

• Knowledge of general business practices and principles at a level normally acquired through completion of a Bachelor’s degree in business, finance, real estate, or a related field.
• A minimum of two to five years of related experience sufficient to develop marketing and sales skills, establish a professional network, understand market conditions, and gain knowledge of leasing arrangements.
• Excellent interpersonal and verbal communication skills necessary to develop relationships with prospective tenants, brokers, and other real estate professionals and to effectively show available space.
• Strong written communication skills, including the ability to prepare accurate and appropriate documentation and to review and proofread materials for accuracy.
• Proficiency with standard business technology and software necessary to communicate with others, prepare documentation and presentations, maintain information, and analyze data.
• Internal Contacts: All levels of personnel to gather and exchange information regarding marketing and leasing activities.
• External Contacts: Prospective and existing tenants, real estate brokers, economic development representatives, and other real estate professionals to exchange information regarding properties and leasing opportunities.

Physical Requirements

• Work requires frequently sitting for extended periods of time while working on a computer.
• Work requires regular travel to properties to show available space.
• Work requires occasionally reaching and grasping with arms and hands.
• Work is generally performed in an office environment but also requires working in and around industrial properties when touring and showing space.
