Summary

Direct, manage, and supervise the overall operation and maintenance of buildings, facilities, housekeeping, and grounds. Ensure compliance with all policies, procedures, and regulations, and respond promptly to regulatory issues and inspection findings.

Essential Duties and Responsibilities
  1. Design, plan, construct, maintain, and alter equipment, buildings, waste removal, recycling, and other facilities elements, personally or through team members.
  2. Maintain financial responsibility for the reliability and operation of all systems and utilities.
  3. Develop and implement SOPs and WRKIs for all facility-related elements in compliance with GMP, FDA, and DEA regulations.
  4. Ensure validation processes are in place and maintained for all systems.
  5. Assist in compliance with safety programs and regulatory requirements (OSHA, FDA, EPA).
  6. Lead projects such as new plant construction and layout, supporting other locations as needed.
  7. Manage facility programs to ensure ongoing regulatory compliance.
  8. Coordinate waste removal and recycling activities.
  9. Supervise sanitation activities across all areas.
  10. Serve as system administrator for Building Automation System and maintain automated warehousing systems.
  11. Oversee daily operation and repair of nonproduction equipment, including HVAC, boilers, lighting, plumbing, and safety equipment.
  12. Schedule preventative maintenance, repairs, and prepare budgets.
  13. Source outside contractors, evaluate bids, and negotiate contracts.
  14. Inspect construction and installation to ensure compliance with specifications.
  15. Coordinate maintenance with production scheduling.
  16. Manage utilities and support services for relocations and emergencies.
  17. Maintain inventory of spare parts and supplies within budget.
  18. Collaborate on in-house projects, safety, and operational needs.
  19. Maintain current drawings and blueprints for all facilities.
  20. Monitor energy use and implement savings programs.
  21. Respond 24/7 to facility emergencies.
  22. Liaise with leasing and property management organizations.
Qualifications

BS/BA or technical degree preferred, with a minimum of 10 years' maintenance experience, including 2 years in a supervisory role. Must have knowledge of building trades (electrical, plumbing, HVAC, carpentry, masonry, painting). Prior project management, budget, and experience in a regulated industrial environment are required. GMP and regulated experience are highly preferred. Strong communication, problem-solving, and stakeholder influence skills are essential.

Physical Demands

Regularly required to talk, hear, sit, stand, walk, manipulate hands, reach, and balance. Frequently lift up to 10 pounds; occasionally up to 25 pounds. Visual acuity requirements include close, peripheral, and depth perception.
