Job description

  • Manage and oversee operation, maintenance, repair, and long-term upkeep of building systems, grounds, and related services across multiple Carter Center properties
  • Coordinate internal staff and external contractors
  • Ensure safe, efficient, and reliable operation of HVAC, electrical and electronic controls, water and sewer systems, utility equipment, elevators, mailroom operations, and grounds maintenance
  • Supervise Maintenance Mechanics, Mail Clerk, and Landscape Crew Leader
  • Provide guidance, training, and staffing plans for in‑house facilities staff
  • Manage maintenance, repair, alteration, installation, material movement, transportation, mail distribution, and custodial service requests
  • Develop and enforce preventive maintenance and repair programs
  • Troubleshoot equipment malfunctions and electrical/electronic HVAC controls
  • Ensure water chemistry analysis and chemical additions for chiller plant and boilers
  • Identify and address environmental, operational, occupational safety, and health concerns
  • Operate and maintain air handlers, VAV and TCU boxes, chillers, HVAC systems, and automated building control systems
  • Coordinate water and drainage systems with staff, Atlanta Watershed Management, and plumbing contractors
  • Supervise mailroom operations and internal distribution of mail and packages
  • Supervise landscaping operations, volunteer landscaping efforts, and external landscaping contractors
  • Develop work plans, maintenance and landscaping operating budgets exceeding $1 million, and annual capital budgets
  • Plan projects, estimate contractor costs, review contracts, negotiate change orders, and ensure contractor payments and contract closeout
  • Serve as liaison and primary point of contact for contractors, architects, engineers, vendors, department heads, program heads, and VIPs
  • Manage outsourced custodial, landscaping, HVAC, plumbing, electrical, architectural, tree care, and hardscaping services
  • Ensure compliance with organizational policies, procedures, safety expectations, and regulatory requirements
  • Maintain professional and technical knowledge and provide technical support and training to operations, maintenance, and custodial personnel
Requirements
  • Associate's degree in industrial management, horticulture, or a related field and eight years of building and grounds maintenance experience, including two years in a supervisory role, OR an equivalent combination of education, training, and experience
  • Valid Georgia driver's license and insurable driving record
  • Ability to lift 50 pounds and bend, stoop, and twist
  • Preferred: two-year Associate's Degree in industrial engineering, building construction, or maintenance management, or equivalent
  • Management and contract administration course is desirable
  • Ability to work independently with general guidance
  • Ability to learn computerized maintenance and inventory management system(s)
  • Ability to commute to The Carter Center on a flexible weekly schedule based upon business needs
  • Non-exempt employees must reside within the state of Georgia
  • Currently authorized to work in the United States for any employer
