Job summary

RADCO is hiring a Make Ready Technician to prepare vacant homes for new residents at Riverdale, GA. You will perform routine maintenance, move and install appliances, and ensure units are ready within 5–7 business days while handling service requests promptly.

The role requires hands-on maintenance skills (carpentry, electrical, HVAC, plumbing) and clean safety compliance. Strong time management and communication with residents are essential for success.

Qualifications

• Experience in maintenance or construction preferred.
• Knowledge of carpentry, electrical, appliance repairs, HVAC, plumbing.
• Strong time management, prioritization and organizational skills.
• Detail-oriented with pride in quality of work.

Responsibilities

• Address property goals and conditions; take steps to fix issues, concerns or unsafe conditions.

• Ensure move-in ready apartments by completing punch lists and repairs.
• Move appliances and equipment to/from storage and assist with moving abandoned items.
• Complete maintenance on vacant apartments within 5–7 business days.
• Address service requests within 24 hours; on-call emergency responses with after-hours bonuses.
• Communicate clearly with residents and visitors; respond calmly and timely to concerns.
• Demonstrate care and urgency in handling work orders; participate in resident activities as needed.

RADCO is seeking a Make Ready Technician to join ourincredibly talented team.The Make Ready Technician is a key player inour ability topreparevacanthomesfor ourfutureresidents.TheMake Ready Technicianreports directly to the MaintenanceSupervisor.Thisperson is detail-oriented, willing to learn, collaborative, can prioritize and work well under deadlines, and exhibits pride in their work. Responsibilities:

• Aware of property goals and the condition of the property andtakesimmediate steps to address any issues, concerns, or unsafe conditions.
• Performroutine preventive maintenanceonall appropriate equipment as directed by the Maintenance Supervisor and the Property Manager.
• Responsibleto ensuremove in ready apartment homes by completing the required punch list.Diagnose and perform minor or routine maintenance or repairs, as directed.
• Remove and transfer appliances and equipmentto/from storage area to apartment as circumstances warrant and assist in moving abandoned furniture, appliances, etc. to dumpster.
• Complete all assigned maintenance work on vacant apartments within the RADCO Living requirement of 5-7 business days.
• Complete all service requests within 24 hours, unless the request requires extraordinary parts or labor.
• May be required toperform on-call emergency service requests when scheduled. When on call, emergency after hours calls will require an immediate response and arrival at the property no more than an hour after the call is received. On call bonus incentives will be provided.

Qualificationsand Experience Requirements:

• Experience working in maintenance or construction is preferred
• Possessproven knowledge of carpentry, electrical, appliance repairs, heating and air-conditioning, plumbing, etc.
• Strongtime management, prioritization,and organizational skills
• Detail-oriented and exhibits pride in quality of work
• Takes initiative and self-motivated to complete tasks at hand
• KnowledgeofOSHA and EPA regulations.
• Valid driver’s license may be required based on property size and potential need for use of a golf cart.
• Position requires individuals to furnish their own reliable transportation to fulfill the job’s functions.

Physical Requirements:

• Requires constant movement including considerable use of arms and legs, movement of the entire body such as climbing stairs and ladders, lifting, balancing, walking, stooping, kneeling, crouching, crawling and handling of materials. Considerable time is spent using hands to handle, operate, activate, inspect, place, detect control or feel objects, tools or controls.
• May be required to work atop of buildings or on roofs, as needed.
• Mustbe able to work from heights using ladders, scaffolds or lifts.
• Must be able to carry, move, transport, position, install, remove or continuously lift weight up to 75 lbs.
• Must be able to shovelsnow, plow and salt or use ice melt, as needed.
• Must be able to work withmajorityofexposure to outdoor weather conditions.
• Worker must be able to ascend/descend ladders. Worker must be able to meet a ladder duty rating up to Type IAA (Extra Heavy Duty) of 375 lbs. Total weight consideration includes employee weight, weight of clothing and PPE, weight of tools and supplies carried,and the weight of tools and supplies stored on the ladder.
• Worker is regularly required to sit, talk, see and hear. The ability to communicate, speak and understand clearly is required the majority of the time.
• Ability to utilize computer hardware, including use of keyboards, mouse, and tablet.
