Job summary

Commerce-Capital-Partners seeks a Porter/Make Ready Technician for a Houston property. You will clean interior and exterior areas, move and arrange furniture, assist with work orders, pool maintenance, and pressure washing.

On-call rotation, evenings and weekends may be required, with some weekend duties. Responsibilities include trash removal, making units ready for new tenants, painting prep, basic repairs, and ensuring appliances operate correctly.

Qualifications

• Weak teamwork capability may limit performance; must be able to take directions and work independently.
• High school diploma preferred but not mandatory.
• Experience as a groundskeeper/porter is helpful but not required.
• Ability to frequently lift and move up to 50 lbs.
• Knowledge of general maintenance, make-ready, cleaning, and painting basics.
• Ability to read and follow multi-step written instructions.
• Ability to read safety rules and MSDS guidelines for chemical handling.
• Ability to drive a golf cart and operate maintenance equipment.

Responsibilities

• Cleans and picks up trash around the property to maintain a tidy appearance.
• Cleans and arranges furniture and trash receptacles in pool areas; test and balance pool chemicals.
• Cleans office and amenity areas; ensure general grounds cleanliness and perform light repairs as needed.
• Trashes out vacated apartments and prepares units for make-ready and re-renting.
• Repairs and prepares walls, doors, wood trim, closets, and cabinets for painting.
• Ensure proper operation of appliances such as stove, HVAC, water heater, and laundry equipment.
• Report major problems to management; assist with on-call rotation including evenings/weekends.
