Job summary

Billingsley is seeking a Make Ready Coordinator to uphold exceptional make ready and show unit standards. You will verify contractor quality, complete tickets on time, and perform appliance, plumbing, HVAC, drywall, and painting tasks in vacant homes.

You will report to the Service Manager and collaborate with a team to maintain safety, organization, and pricing standards across properties.

Qualifications

• High School Diploma or equivalent required.
• 2 years prior experience in a service management role.
• Hands-on skills for multi-family site tasks.
• Property management software experience required.
• Cell phone, tools and vehicle to complete duties.
• Computer skills including email, Word and Excel.
• Positive attitude promoting teamwork and career goals.

Responsibilities

• Verify quality of work and service from contractors/vendors.
• Report and follow up on make ready service tickets and timeliness.
• Complete make ready tasks assigned by the Make Ready Manager.
• Repair appliances, plumbing, hardware and perform HVAC troubleshooting.
• Patch drywall and perform small paint repairs in vacant homes.
• Ensure quality and standards using the Billingsley checklist.
• Walk and assess damages and charges for make ready/turns.
• Maintain vendor pricing and quality standards and PO system.
• Manage locks, keys per unit and install smart lock systems.
• Assist with appliance installation.
• Communicate clearly with team members and residents.
• Maintain safety standards and regulations.
• Keep shops organized and stocked weekly.
• Other duties as assigned by General Manager and Make Ready Coordinator.
• Schedule may require weekends.

As Make Ready Coordinator, you are responsible for exceptional make ready and show unit standards of excellence, including but not limited to the following duties:

You will:

• Verify quality of work and service from contractors/vendors
• Report and follow up with completion of make ready service tickets and timeliness
• Complete make ready tasks assigned by the Make Ready Manager
• Appliance repair, plumbing repair, hardware replacement/repair, HVAC Troubleshooting, drywall patches and small paint repairs in vacant homes.
• Ensure the quality and standards of each move-in ready apartment home using the Billingsley make ready checklist
• Walk and assess damages and any charges to make ready/turn the apartment when assigned
• Assist with maintaining quality and pricing standards from vendors and contactors
• Complete and maintain accurate PO system as needed
• Maintain accurate locks, keys per unit using keytrak systems and install smart lock systems
• Assist with appliance installation
• Clear and effective communication with team members and residents
• Maintain company safety standards and regulations
• Ensure the shops are organized, monitoring quantities and properly stocked on a weekly basis
• Other duties as assigned by General Manager and Make Ready Coordinator
• Work schedule is based on the need of the business and could require weekends

What you’ll need:

• High School Diploma, or equivalent
• 2 years prior experience in a service management role
• Hands on skills as associated with a multi-family site
• Property Management software experience and knowledge
• Cell phone, tools and vehicle to complete job responsibilities
