Job Description Summary: Under the supervision of the Office Manager and Vice President, provides general maintenance and janitorial services. Ensures the cleanliness, safety, and operational functionality of the buildings and grounds. The ideal candidate is hands-on, proactive, and takes pride in maintaining a clean and well-functioning environment for staff, visitors, and occupants.

Supervises: None

Essential Responsibilities & Duties:

• Facility Maintenance & Repairs:
• Conduct routine inspections and preventative maintenance on HVAC, plumbing, electrical, and mechanical systems.
• Perform repairs on equipment such as plumbing, heating appliances, and cosmetic repairs without requiring a license.
• Troubleshoot malfunctions and perform corrective repairs.
• Replace filters, light bulbs, ballasts, locks, and other hardware.
• Janitorial Duties:
• Sweep, mop, vacuum, and scrub floors in hallways, offices, restrooms, and common areas.
• Clean and disinfect restrooms, replenish supplies (toilet paper, soap, paper towels).
• Empty trash and recycling bins; remove waste to disposal areas.
• Dust and sanitize furniture, fixtures, window ledges, and surfaces.
• Wash windows, glass partitions, and mirrors.
• Maintain cleanliness of entranceways, lobbies, and breakrooms.
• Exterior Groundskeeping:
• Maintain clean and safe walkways, parking lots, and landscaped areas.
• Remove snow and ice from sidewalks and entryways during winter.
• Collect litter and empty outdoor trash bins regularly.
• Safety & Compliance:
• Follow OSHA guidelines and safety procedures.
• Identify, report, and address hazards.
• Maintain MSDS sheets and proper use of cleaning chemicals.
• Work Order & Communication:
• Respond promptly to maintenance requests via work order system.
• Document tasks performed and materials used.
• Collaborate with administration regarding facility needs.
