General Responsibilities
- Maintain an effective, professional demeanor at all times by establishing and maintaining rapport with all contacts including: staff, parents, vendors and supervision.
- Supervise maintenance and custodial staff including assigning/monitoring work, providing up-to-date training, resolving conflicts, assisting with interviewing applicants and conducing performance evaluations.
- Plans and administers the overall operation of the maintenance/custodial division, check work progress, operational efficiency, and initiate improvements wherever possible.
- Possess in-depth knowledge of safety standards, federal and state laws, Arizona Department of Education regulations, and Governing Board policies and procedures directly related to maintenance.
- Assist in maintaining school grounds including buildings, landscaped areas, playing fields and parking lots.
- Knowledgeable in safety standards and operation of heating/air conditioning, electricity, equipment/tool operation, refrigeration, welding, painting, drywall, carpentry, small appliance repair, plumbing, and locks.
- Sufficient mechanical knowledge to perform equipment and playground maintenance and repairs.
Scheduling
- Coordinate and direct the district maintenance and custodial staff to effectively maintain all grounds and buildings in a safe, clean and orderly fashion at all times.
- Prioritize and assign workloads to maintenance and custodians to accomplish tasks on a daily, weekly, monthly, quarterly and seasonal basis.
- Maintain current information posted on marquee per requests from Superintendent.
- Flexibility to switch tasks as necessary to efficiently complete assignments.
Maintenance
- Establish and adhere to regular preventative maintenance and repair schedule established for golf carts, tractors, fire extinguishers, air conditioning/heating units, playground equipment and all other equipment used by the maintenance and custodial department.
- Establish a regular schedule to clean carpets and floors; repair/replace windows, locks and light fixtures, emergency light fixtures and classroom preparation.
- Maintain grounds areas including but not limited to playgrounds, athletic fields, parking areas, fencing, sidewalks, grass and gravel areas, etc.
- Install, check and repair sprinkler heads and lines and set timers.
- Adhere to regular maintenance schedule to clean carpets and floors; repair/replace windows, locks and light fixtures, emergency light fixtures and classroom preparation.
- Ensure refrigeration equipment and food warming equipment is functioning properly at correct temperatures.
- Perform preventative/corrective maintenance, within established state specification codes, that includes but is not limited to electrical repair/installation/ rewiring, painting, drywall, plumbing rerouting/repair and carpentry/cabinet making.
- Ensure grounds are kept clean, safe and orderly at all times; and all garbage removed and placed in proper storage containers.
- Assist in setup and breakdown of special events.
Safety
- Ensure the district is in compliance with all OSHA requirements and Material Safety Data Sheets (MSDS) are readily available to the staff and public upon request.
- Ensure electrical systems including emergency lighting systems, wiring and outlets are in compliance with fire codes and all alarms are functioning correctly.
- Conduct monthly fire drills in accordance with Arizona Department of Education and laws of the State of Arizona.
- Verify that all tools and are properly stored and securely locked.
- Ensure all combustible materials are properly stored and securely locked.
- Daily inspect walkways and entrances and make certain they are free from obstructions.
- Conduct accident investigations, including drug testing, and supervise all reporting to appropriate law enforcement and insurance officials.
Budgets
- Work in conjunction with the Business Services III to develop and plan maintenance budget requirements and administration of funds within budget constraints.
Special Assignments/Requests
- Complete all special assignments and requests in a timely manner and keep appropriate personnel advised of progress.
- Request additional help and information as required.
