Job description

Performs a variety of maintenance work requiring the use of multiple trade practices such as air conditioning, refrigeration, electrical work, plumbing, carpentry, masonry, and painting.

Duties and Responsibilities :

Performs maintenance and repair work involving several trade skills, including:

• Installing, maintaining, and repairing refrigeration and air conditioning units and systems; troubleshooting and replacing major components; testing for proper operation.
• Making electrical repairs on wiring, controls, fixtures; replacing damaged wiring; rearranging and hooking up electrical components; using test equipment.
• Maintaining utility supply and disposal systems; repairing pipes, fixtures, and appliances; using specialized tools and materials.
• Planning and executing repairs and construction based on drawings, sketches, or blueprints; measuring, cutting, installing structural components, roofing, and trim; ensuring proper alignment and levelness.
• Constructing and repairing structures using brick, block, stone, and related materials; removing damaged sections; laying mortar and finishing joints.
• Painting surfaces indoors and outdoors; preparing surfaces; applying coats; ensuring quality finish; maintaining painting tools and equipment.
• Performing automotive repairs such as replacing defective parts, adjusting systems, and using diagnostic tools.
• Maintaining storeroom organization.
• Performing other related duties as assigned.

PHYSICAL EFFORT : Requires standing, stooping, bending, kneeling, climbing, and working in tiring positions; lifting up to 50 pounds.

WORKING CONDITIONS : Work is inside and outside; inside work is in heated, lighted, ventilated areas; exposure to noise, dust, dirt, fumes; potential for injuries from heavy lifting, tools, falls.

GENERAL EXPERIENCE : At least one year of experience in general maintenance practices.

SUBSTITUTION OF EDUCATION FOR EXPERIENCE : One year of high school education equals 3 months of experience, up to a high school diploma or GED for one year of experience.

SPECIALIZED EXPERIENCE : Three years of maintenance work involving multiple trade practices such as HVAC, electrical, plumbing, carpentry, masonry, and painting.

PHYSICAL REQUIREMENTS : Standing, stooping, bending, kneeling, climbing, and lifting up to 50 pounds frequently.
