Job summary

Pedcor Management Corporation seeks a Corporate Maintenance Specialist to support the on-site maintenance team across multifamily properties in Durham, NC. The role emphasizes safety, training, and proactive maintenance to protect assets and residents.

You will train onsite maintenance staff, coordinate safety talks, participate in inspections, and help ensure timely resolution of construction punch items, warranty follow-ups, and routine preventative maintenance.

Qualifications

• Must have experience in supervision of Multi-family site maintenance.
• Must be willing to work evenings or weekends, as required.
• Must possess excellent verbal and written communication skills.
• Must possess the ability to read architectural plans.
• Must be able to process internal paperwork.
• Proficient computer skills, with the ability to learn new applications as required. Strong leadership, mentoring, team building skills, and ability to influence others.
• Comfortable speaking to large groups.

Responsibilities

• Train & educate maintenance personnel with emphasis on safety.
• Coordinate & follow-up of the monthly Maintenance Tool Box talks.
• Attend new construction punch items and liaise with construction to resolve issues and ensure hand-off to on-site staff.
• Follow-up on outstanding or incorrect issues to Director of Maintenance via email and photos.
• Review the Construction Warranty Binder and ensure missing items are completed.
• Assist Area Managers, Maintenance Coordinators and Supervisors in REAC preparations.
• Assist in soliciting comparison proposals.
• Conduct on-site safety inspections and address immediate hazards.
• Complete Corporate Site Visit Reports and email to stakeholders.
• Monitor Preventative Maintenance schedule based on property age.
