Job summary

TI Asset Management seeks a Maintenance Technician for its Atlanta communities. You will execute maintenance tasks to keep properties safe, functional, and appealing, supporting residents and the company’s mission.

Qualifications

  • Minimum of 3 years’ experience in general maintenance.
  • HVAC certification (certificate supplied during hiring).

Responsibilities

  • Groundskeeping, housekeeping, and property maintenance as directed.
  • Execute apartment make-readies and preventive maintenance per schedule.
  • Perform general repairs and improvement projects to uphold property condition.
  • Respond to service requests and emergencies to maintain resident satisfaction.
  • Conduct regular safety audits and correct hazards; participate in safety training.
  • Maintain records of maintenance activities and apartment conditions.
  • Ensure compliance with safety, housing regulations, and company standards.
  • Collaborate with residents, vendors, and contractors to support a thriving community.
  • Assist with special projects as assigned by supervisor or Property Manager.

The Maintenance Technician at TI Asset Management is responsible for the execution of maintenance functions within assigned apartment communities. This role ensures the physical integrity, safety, and appearance of the property, while delivering prompt, high-quality service to residents and supporting the community-focused mission of TI Asset Management. The Maintenance Technician will also perform additional tasks as assigned by their direct supervisor or Regional Service Manager.

Key Responsibilities
  • Groundskeeping, housekeeping, and property maintenance, under the direction of the Maintenance Supervisor and Property Manager.
  • Work on schedule prepared by supervisor, including apartment make-readies, service requests, and preventive maintenance, ensuring timely and efficient task completion.
  • Perform general repairs, routine maintenance, and construction or rehabilitation projects to maintain and enhance the property’s condition.
  • Respond to resident and management service requests, prioritize emergencies, and ensure prompt resolution to maintain high resident satisfaction.
  • Conduct regular safety audits, identify and correct hazardous conditions, and complete ongoing safety training to maintenance staff.
  • Foster positive relationships with residents, vendors, and contractors, ensuring excellent customer service and supporting a thriving, equitable community.
  • Maintain accurate records of maintenance activities, equipment, and apartment conditions, supporting compliance with company policies and housing regulations.
  • Ensure compliance with all safety, regulatory, and company standards, including fair housing and local housing codes.
  • Participate in community engagement initiatives and collaborate with resident service providers to support TI Asset Management’s mission of creating service-rich, equitable apartment communities.
  • Perform additional duties and special projects assigned by your direct supervisor or Property Manager
Qualifications
  • Minimum of 3 years’ experience in general maintenance, with at least 1 year in multi-family housing or a similar environment
  • Reliable transportation
  • HVAC Certification (certificate to be supplied during hiring process)
  • High school diploma or equivalent required; certifications in HVAC, plumbing, electrical, or related fields preferred.
  • Strong leadership, communication, and problem-solving skills; ability to work collaboratively with diverse teams and residents.
  • Proficiency in property management software and maintenance recordkeeping.
  • Ability to work in a fast-paced environment with moderate to high stress levels; regular exposure to outdoor conditions and potential hazards such as chemicals and machinery.
  • Willingness to work occasional overtime and respond to after-hours service calls as needed.
