Resort Lifestyle Communities in Chattanooga, TN is seeking a Maintenance Technician to keep our community running smoothly by performing general maintenance and custodial tasks across shared spaces and apartments.

You'll address resident requests, complete turnovers within 3 business days, perform quarterly HVAC filter changes, and conduct safety inspections, while coordinating with vendors and servicing the community shuttle bus.

Qualifications

• Must be 25 years or older with a valid driver's license and clean driving record.
• Three years of hands-on maintenance and custodial experience in hospitality, multifamily, or senior living.
• Ability to work Monday–Friday 8:00am–4:30pm with after-hours emergency availability.
• HVAC knowledge is preferred.
• High school diploma or GED.
• Basic knowledge of computer systems and technology.
• Organized, self-motivated, with strong communication in a fast-paced setting.
• Respectful, service-minded communication with residents, teammates, and contractors.
• Ability to safely use a variety of tools and equipment, indoors or outdoors.

Responsibilities

• Address and resolve resident maintenance requests involving plumbing, electrical, HVAC, and general repairs.
• Execute apartment turnovers within three business days, including paint touch-ups and carpet cleaning.
• Perform quarterly air-conditioning filter changes in all units.
• Complete and record monthly safety inspections for fire and emergency systems.
• Manage maintenance inventory, ordering parts and supplies.
• Maintain the structural integrity and appearance of common areas.
• Clear sidewalks to stay compliant with safety standards, including snow/ice removal.
• Ensure proper trash removal from building and grounds.
• Coordinate service for HVAC, elevators, fire/sprinkler, generators, and landscaping.
• Monitor contractor performance to uphold standards.
• Operate the community shuttle bus for resident transportation and conduct bus inspections.
