Job summary

Resort Lifestyle Communities in Chattanooga, TN is seeking a Maintenance Technician to keep our community running smoothly, performing general maintenance and custodial tasks across shared spaces and apartments, with a service excellence mindset for residents and guests.

You will handle plumbing, electrical, and HVAC requests, execute apartment turnovers, conduct safety inspections, and coordinate with vendors while safely operating tools and the community shuttle when needed.

Qualifications

• Must be at least 25 years of age with a valid driver's license, clean driving record, and confident driving a community shuttle bus.
• Minimum of three years of hands-on maintenance and custodial experience in hospitality, multifamily, or senior living.
• Ability to work Monday-Friday 8:00am to 4:30pm with flexibility for emergencies outside these hours.
• High school diploma or GED is required.

Responsibilities

• Address and resolve resident maintenance requests involving plumbing, electrical, HVAC and general repairs.
• Execute apartment turnovers within three business days, including paint touch-ups and carpet cleaning.
• Perform quarterly air-conditioning filter changes in all units.
• Complete and record monthly safety inspections for fire and emergency systems.
• Manage maintenance inventory and order needed parts and supplies.
• Maintain common areas' structural integrity and appearance.
• Clear sidewalks to stay compliant with safety standards, including snow and ice removal.
• Coordinate service for HVAC, elevators, fire/sprinkler systems, generators, and landscaping.
• Monitor contractor performance to uphold standards; operate the community shuttle bus for residents.
• Conduct scheduled bus inspections and routine maintenance; participate in resident onboarding.
