JOB DESCRIPTION SUMMARY

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

JOB RESPONSIBILITIES

1. Complete assigned work orders from resident requests and preventative maintenance by diagnosing issues and making repairs following policies, safety standards, and codes.
2. Prepare vacant apartments for leasing through the "make-ready" process, including inspections, creating punch lists, scheduling vendors, and inspecting completed work.
3. Manage materials, supplies, and tools by tracking inventory, returning unused items, and notifying supervisors for reordering.
4. Document work and service requests accurately and promptly.
5. Assist in maintaining grounds and common areas by cleaning, pressure-washing, and painting as needed.
6. Support cost-control initiatives by repairing rather than replacing parts and practicing efficient use of materials and tools.

OTHER RESPONSIBILITIES

1. Participate in safety and risk management policies, attend safety meetings, and report incidents.
2. Inspect work by contractors and vendors to ensure quality standards.
3. Conduct routine property inspections to identify safety concerns and communicate needs to management.

PHYSICAL DEMANDS

• Stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
• Work outdoors in all weather conditions.
• Push, pull, lift, and maneuver weights up to 25 pounds independently and 50 pounds with assistance.
• Travel occasionally for work-related activities.
• Work a flexible schedule including evenings, weekends, and holidays.

REQUIRED LICENSES OR CERTIFICATIONS

• EPA Type 1 and II or Universal refrigerant recycling certifications.
• Other certifications as required by jurisdiction.
• Valid driver’s license for operating golf carts as needed.

The hourly wage range is $23.00 - $25.00.
