Job Description Summary

The Maintenance Technician provides support and is accountable for delivering on our commitments to our residents. This includes quality move-ins, residential satisfaction, expedited service, and personal attention to the resident. The Maintenance Technician responds to our residents' service needs and is instrumental in helping deliver superior customer service to our residents.

Essential Job Duties
  1. Prepares make-ready apartments, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, and other tasks to ensure a quality move-in experience.
  2. Responds to resident requests promptly and professionally.
  3. Possesses knowledge of maintenance functions such as plumbing, HVAC, basic electric, carpentry, painting, and snow removal (if applicable).
  4. Maintains grounds, pools, hot tubs, common areas, and dog park amenities to keep them clean, operational, and safe.
  5. Participates in on-call scheduling to respond to after-hours emergencies as required.
  6. Reports maintenance concerns in vacant units, models, and common areas to the Maintenance Supervisor.
  7. Performs scheduled maintenance tasks as directed by the Maintenance Supervisor.
  8. Knowledgeable of fair housing laws at the state, local, and federal levels.
  9. Attends and participates in required training programs.
  10. Completes all duties in a timely manner and delivers superior customer service, maintaining a professional appearance and conduct.
  11. Follows safety procedures and safeguards tools and equipment.
  12. Maintains punctuality and reliable attendance, reporting any issues to the supervisor.
  13. Performs other related duties as assigned.
Competencies
  • Valid Driver's license, EPA 608 Type II certification, and CPO or local city certification.
  • Ability to read and understand manuals, safety rules, and instructions.
  • Ability to interpret data, prepare reports, and understand basic mathematical concepts.
  • Problem-solving skills involving multiple variables.
  • Ability to follow written and oral instructions using common sense.
  • Proficiency in basic arithmetic and writing routine reports.
  • Adherence to safety procedures.
Education and Experience
  • High School Diploma, GED, or vocational/trade school certification.
  • At least 1 year of related experience.
Work Environment

This role operates in a professional office environment, utilizing standard office equipment. Travel between properties is required, often in varying weather conditions.

Physical Demands

Must be able to stand, walk, ascend/descend stairs, and lift up to 100 pounds as needed. Travel up to 10% of the time and work in outdoor weather conditions.
