Job summary

Foshee Residential is seeking an experienced Maintenance Technician IV to support our Newnan apartment community. You will perform advanced repairs and oversee HVAC, electrical, plumbing, and carpentry tasks while prioritizing safety and resident comfort.

This on-site role offers hands-on problem solving, opportunities for advancement to Maintenance V, and a schedule that includes after-hours on-call rotation. A strong service orientation and 5+ years in multifamily maintenance are essential.

Qualifications

• 5+ years of maintenance experience (multifamily preferred).
• Strong knowledge of HVAC installation and repairs.
• EPA & HVAC certification required.
• High School Diploma or GED preferred.
• Strong organizational and problem-solving skills.
• Electrical and plumbing troubleshooting skills.
• Ability to multitask and meet deadlines.
• Comfortable responding to after-hours service calls.

Responsibilities

• Perform advanced maintenance and repairs including HVAC, plumbing, electrical and carpentry.
• HVAC systems installation and repairs: compressors, condensers and air handlers.
• Troubleshoot and repair appliances and building systems.
• Complete service requests in a timely and professional manner.
• Follow OSHA and safety regulations.
• Provide strong customer service when interacting with community members.
• Work independently and as part of a team.
• Participate in on-call rotation for after-hours emergencies.
• Assist with preventative maintenance and additional tasks as needed.
• Train for advancement to a Maintenance V (Supervisor) position.
