Responsibilities

  • Perform maintenance and repairs on tiny homes, guest accommodations, bathhouses, laundry facilities, clubhouses, office spaces, maintenance buildings, and other resort facilities.
  • Troubleshoot and repair HVAC systems, plumbing systems, electrical systems, appliances, doors/windows, fixtures, drywall, painting, carpentry repairs.
  • Conduct routine inspections of accommodations and buildings to identify maintenance concerns before they impact operations.
  • Complete guest service requests and maintenance work orders accurately and efficiently.
  • Ensure accommodations remain in Guest Ready and Rent Ready condition.
  • Support renovation, installation, and improvement projects throughout the resort.
  • Maintain RV sites and campground facilities to ensure safety, cleanliness, and functionality.
  • Inspect and service RV pedestal connections; assist with electrical, water, sewer, and utility hookups.

We are seeking a skilled, dependable, and hospitality-focused Maintenance Technician to help maintain the overall appearance, functionality, safety, and guest readiness of our resort. This hands-on position plays a critical role in preserving the quality of our accommodations, infrastructure, amenities, and guest experience.

The ideal candidate is a self-starter with strong technical abilities, excellent problem-solving skills, and experience in general maintenance, facilities operations, property repairs, and outdoor hospitality environments.

Position Summary

The Maintenance Technician is responsible for performing routine, preventive, and emergency maintenance throughout the resort. This includes maintaining tiny homes, RV sites, campground facilities, utility systems, common areas, recreational amenities, landscaping support areas, and operational equipment.

This role works closely with the Maintenance & Facilities Manager to ensure all accommodations and facilities meet Island Oaks' Guest Ready and Rent Ready standards while supporting daily resort operations and long-term asset preservation.

Essential Duties & Responsibilities
Accommodation & Facility Maintenance
  • Perform maintenance and repairs on tiny homes, guest accommodations, bathhouses, laundry facilities, clubhouses, office spaces, maintenance buildings, and other resort facilities.
  • Troubleshoot and repair:
    • HVAC systems
    • Plumbing systems
    • Electrical systems
    • Appliances
    • Doors and windows
    • Fixtures and hardware
    • Flooring
    • Drywall
    • Painting and touch-up work
    • Carpentry repairs
  • Conduct routine inspections of accommodations and buildings to identify maintenance concerns before they impact operations.
  • Complete guest service requests and maintenance work orders accurately and efficiently.
  • Ensure all accommodations remain in Guest Ready and Rent Ready condition.
  • Support renovation, installation, and improvement projects throughout the resort.
RV Site & Campground Maintenance
  • Maintain RV sites and campground facilities to ensure safety, cleanliness, and functionality.
  • Inspect and service RV pedestal connections.
  • Assist with maintenance of electrical, water, sewer, and utility hookups.
  • Repair site furnishings, picnic areas, fire pits, fencing, signage, and campground infrastructure.
  • Ensure campsites, pathways, and common areas remain clean and welcoming.
Resort Grounds & Amenity Maintenance
  • Maintain and repair resort amenities including:
    • Pools and recreational areas
    • Clubhouse facilities
    • Dog parks
    • Playgrounds
    • Outdoor gathering areas
    • Walking paths
    • Parking areas
    • Roadways
    • Landscaping features
  • Perform pressure washing, debris removal, and seasonal property maintenance.
  • Assist with irrigation inspections and minor system repairs.
  • Support landscaping and curb appeal initiatives.
  • Ensure all guest-facing areas remain safe, clean, and visually appealing.
Preventive Maintenance
  • Execute preventive maintenance schedules for accommodations, equipment, facilities, and infrastructure.
  • Perform routine inspections on major building systems and report deficiencies.
  • Identify potential repair needs and recommend corrective action.
  • Maintain accurate records of inspections, repairs, and maintenance activities.
  • Support asset preservation initiatives designed to extend equipment and facility life.
Utility Systems Support
  • Assist in maintaining:
    • Water distribution systems
    • Sewer systems
    • Irrigation systems
    • Electrical systems
    • Exterior lighting
    • Propane systems
    • RV utility infrastructure
  • Monitor utility performance and report issues promptly.
  • Assist with troubleshooting utility interruptions and service-related concerns.
Equipment & Inventory Management
  • Operate and maintain maintenance equipment and utility vehicles safely.
  • Perform minor repairs and routine maintenance on:
    • Golf carts
    • Utility vehicles
    • Small engines
    • Power equipment
    • Maintenance tools
  • Maintain cleanliness and organization of maintenance shops and storage areas.
  • Assist in tracking inventory of tools, equipment, supplies, and replacement parts.
  • Ensure tools and equipment are properly stored, secured, and maintained.
Safety & Compliance
  • Follow OSHA regulations and all company safety policies.
  • Identify and report hazardous conditions immediately.
  • Participate in safety meetings, emergency preparedness training, and property drills.
  • Use proper personal protective equipment (PPE).
  • Practice safe operation of ladders, tools, vehicles, and maintenance equipment.
  • Assist with storm preparation and recovery efforts.
  • Support emergency response activities during weather events and operational emergencies.
Guest Service & Teamwork
  • Maintain a warm, friendly, and professional demeanor at all times.
  • Interact positively with guests, homeowners, residents, vendors, and team members.
  • Respond promptly and courteously to guest concerns.

Required Qualifications
Education
  • High School Diploma or GED required.
  • Technical or vocational training in maintenance, HVAC, electrical, plumbing, construction, or related trades preferred.
Experience
  • Minimum 2 years of maintenance experience required.
