Qualifications

Responsibilities

• Diagnose and repair in areas including appliances, carpentry, masonry, painting, basic electrical, plumbing and HVAC.
• Complete service requests and repairs per company procedures.
• Ensure vacant apartments are market-ready and prepared for occupancy.
• Perform preventive maintenance tasks and annual inspections.
• Maintain grounds and curb appeal including snow removal and landscaping.
• Be available for on-call shifts for urgent needs.

About the Opportunity

WinnCompaniesis searching for aMaintenance Technician IIto join our team atHalstead Holden,a 192-unit residential communitylocatedinHolden, Massachusetts.

In this role, you will perform maintenance functions in the community, including rental units, residentialcommon areas,office,groundsand parking lots.

The pay range for this role is $26.00-$29.00 per hour.

Additionally, the selected candidate will typically work: Monday through Friday, from 8:00 AM to 4:30 PM. This role requires availability for on-call activity during off-hours for urgent needs.

Responsibilities:

• Diagnose and make repairs in such areas as, but not limitedto:appliances, carpentry, hardware accessories, masonry, painting, basic electrical, basic plumbing, and basic HVAC.
• Complete assigned service requests and repairs consistent with company operating procedures.
• Ensure vacant apartments are prepared for occupancy and market readyin accordance withcompany standards.
• Perform maintenance service orders associated with the preventive maintenance program, building and safetyinspectionand annual unit inspection.
• Maintain grounds and curb appeal through snow removal, landscaping, and trash management activities.
• Be available for on-call activity during off-hours and emergencies based on a pre-determined schedule and need.

Requirements:

• 1-3 years of relevant work experience.
• General knowledge of electrical, plumbing, appliances, and HVAC(Heating, Ventilation, and Air Conditioning).
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Excellent customer service skills.
• Good communicationand interpersonal skills.
• Basic familiarity with computers and tablets.
• Availability for on-call activity during off hours for urgent needs.
• Ability to speak and understand basic English.
• Ability to work with a diverse group of people and personalities.

Preferred Qualifications:

• Vocational or technical training.
• Certificate for Apartment Maintenance Technicians (CAMT).
