Organization: Livermore Housing Authority
Position Available: Maintenance Technician II
Salary: $30.57/hr - $34.40/hr
On-Call: $340/week
Location: Livermore, CA
Job Type: Full-Time
Schedule: Monday – Friday 8am to 5:30pm. Additional evening and weekend availability may be required for emergency work orders.

Position Overview
Reporting to the Maintenance and Facilities Supervisor, the Maintenance Technician II performs a variety of skilled and semi-skilled tasks to maintain agency properties, ensuring compliance with Housing Quality Standards (HQS)/ Standards for the Physical Inspection of Real Estate (NSPIRE) and HUD regulations. This role involves carpentry, plumbing, electrical, HVAC, and general repairs to keep properties safe, functional, and well-maintained.

Key Responsibilities

  • General Maintenance & Repairs: Perform carpentry, plumbing, electrical, and HVAC repairs, including doors, cabinets, fixtures, wiring, and appliances.
  • Unit & Facility Upkeep: Maintain common areas, complete “make-ready” work on vacant units, and ensure properties meet safety and compliance standards.
  • Grounds & Exterior Maintenance: Perform landscaping, remove debris, clean walkways, and maintain exterior features such as gutters, fences, and signage.
  • Painting & Finishing: Prepare surfaces and apply paint, stain, or finishes to interiors and exteriors.
  • Equipment & Safety Compliance: Inspect and maintain tools, report hazardous conditions, and follow agency safety protocols.
  • Emergency & After-Hours Support: Respond to urgent maintenance issues as needed.

Education & Experience

  • High school diploma/GED and three (3) years of experience in building maintenance or related trades.
  • Equivalent technical training and experience will be considered.

Certifications (Required Within One Year of Hire)

  • Fair Housing
  • Housing Quality Standards (HQS)
  • Standards for the Physical Inspection of Real Estate (NSPIRE)
  • Certified Apartment Maintenance Technician (CAMT)

Knowledge & Skills

  • Proficiency in maintenance trades, including plumbing, electrical, carpentry, and HVAC.
  • Familiarity with building codes, safety regulations, and HUD compliance standards.
  • Ability to use hand and power tools safely and effectively.
  • Strong problem-solving and customer service skills.
  • Bilingual in English and Spanish.
